February PIM – Francis Dolley – “Endless Tenants” – 2nd Speaker

Francis DolleyWe’re delighted to announce that we have a 2nd high profile speaker for February’s PIM – Francis Dolley.

Francis’ topic is “Endless Tenants – How to Eradicate Voids For Ever!”

Francis is a hugely entertaining speaker and always includes lots of realistic and practical advice. He lives in Somerset and many of his own properties are in Bristol, so he knows our local market very well!

Originally in the construction industry, he moved his main focus to property investment just a few years ago, with his wife Jane and his daughter Emily. 

Starting in 2010, that year they built a portfolio of ten 2/3 bedroom houses, and one 6 bed multi let student property. They now have a portfolio of 18 owned and controlled properties generating an income of almost £10k net pcm. They continued to grow their Multi Let business, using some of the profits to purchase large Victorian town houses, which they convert into fully licensed, all en-suite, high end HMO’s that also give capital growth.

As well as helping others through his training courses, Francis has now published his first book detailing his somewhat rocky entry into property investing – “Mayhem Murder and Multilets!”

Here’s a taste of what Francis has to say about his presentation:

“Keeping your rooms full and maintaining good cashflow should always be your absolute number 1 focus! An empty room means less ‘nice stuff’ for you, and could also cause you some stress. The general consensus is that 5% or even 10% voids are OK. (!!) We found this totally unacceptable . . and decided to do something about it!

We made a bold decision that we would completely eradicate voids!

Consequently, we have not had an empty room in any property, even for an hour, for over 16 months, and are often asked how we do it. So along with our property manager, we created the mini-manual ‘Endless Tenants’.

One thing is for sure – that sometimes you just have to think outside the box to make things happen, and we tried and tested everything we had ever done ourselves or heard of – even the wacky but hugely successful ‘French Dancers and Trainee Firemen’ strategy!

You also get our ’14 killer questions to ask to ensure you get a great tenant’ and the ‘9 things you MUST do before a viewing’. We live by these rules. It spells out every tactic, every strategy and every trick we use to ensure that we are FOREVER at 100% capacity. Not only has this has boosted our cashflow, it has also freed up a lot of our time.

How so? Sure operating at 100% has meant less viewing’s and less time wasted, but we also now have better quality tenants who tend stay for longer! With the extra spare time we are creating better systems which frees up even more time. It’s a virtuous circle!”

Francis’ talk promises to be both great fun and packed full of tips from his Endless Tenants manual and his years of experience. We can’t wait!
