Susannah Cole – Buy To Sell

Susannah Cole 2Susannah Cole was the headline speaker at June’s PIM.

Susannah is a successful property investor who specialises in buy to sell ie “flipping”, in our local Bristol market.

She will source another 100 or so bmv (below market value) properties for herself and investor clients in 2014 alone.

Her presentation was both informative and engaging as she highlighted the exceptional opportunities for this approach to property investment in the current market – while revealing all the steps you need to take to make sure your investment is soundly based.

She has developed her own 7 stage approach,covering:

  • Team building
  • Stock buying
  • Financial analysis
  • Preparation & Refurbishment
  • Adding Value
  • Conveyancing
  • Review

Susannah has an MBA, so it’s not surprising that she takes a rigorous approach to her business, making sure every element stacks up with her model. She prefers buy to sell, compared to buy to let, as it offers a better return on capital invested.

She also always gives priority to team building – especially important in a refurb project, to ensure the work is completed fast and smoothly. Of course, it’s not just the building work, it’s also the agents, the vendors and purchasers and the lawyers.

Susannah started with a typical corporate style “environmental” and polictical analysis, demonstrating just how good the current opportunities are, with an election due next year.

She also covered topics such as financing (using bridging or private investors, rather than a classic mortgage – go for a 12 month deal if bridging) – and understanding your target buyers to add value and “dressing” a property properly to sell.

Interestingly, she prefers to sell at a reasonable price rather than squeezing every last penny out of a deal, as properties sell faster – which gives a better financial return overall. It’s all about thinking long term, rather than short term.

As she says, there are lots of opportunities and many deals fall through, so don’t worry about this, just factor it in and if the details aren’t working out, just let the deal go and just move on to the next one, which will.

Everyone who was there came away inspired by Susannah’s financial approach and commitment, while having fun and supporting her team along the way. We ran on for some time, as no one wanted to stop!
